Our History

2005

HiTO S.A.P.I de C.V. was founded on April 7th with the participation of George Soros - Investment Group, VP - The Danish Securities Centre, and Sociedad Hipotecaria Federal with the objective of introducing the Danish mortgage system in Mexico.

2007

HiTO issues the first mortgage-backed bonds in Mexico under the Danish system.

2009

HiTO as Structuring and Master Servicer issues mortgage-backed bonds with portfolios from various originators: SHF, Infonavit and FOVISSSTE.

2012

HiTO focuses its services on the Master and Primary Servicing of Mortgage Assets and other types of assets. Its co-partnership portfolio administration services also began for two of the 10 most important banks in the country.

2014

Given its reputation on the market, HiTO was hired for various consulting and restructuring services for mortgage-backed bond issues.

2016

HiTO obtains the ISO 9001-2008 certification and the SSAE 16 Type II certification. A New Business Intelligence Platform is launched.

2017

HiTO provides Valuation services for a variety of issuances and offers Consulting and incorporation services of other banking institutions to the co-partnership credit market. In March 2017 private shareholders acquire almost 100% of HiTo S.A.P.I. de C.V. HiTO obtains the SSAE-16 Type 2 "Statement of Standards for Attestation Engagements" certification and the ISAE-3402 (Certification of compliance with auditing standards approved by the U.S. Securities and Exchange Commission).

2018

HiTO consolidates its Primary Services by joining new electronic financial platform providers.

2019

Based on its experience and good reputation, HiTO diversifies its Master Services to consumer loans, leasing, payroll loans, agricultural loans, and fintechs.

2020

HiTO achieves 100% remote operation and obtains the ISO 27001 certification in compliance with international information security standards.

2021

HiTO becomes the sole Master Servicer for all SHF mortgage trusts and incorporates two new banking institutions into its mortgage loan services.

2022

Currently, the design of HiTO's service and structure enables the efficient operation of high business volumes: 789,000 contracted loans under management with a total amount of USD $16 BN. HiTO provides services to 79 financing structures. HiTO is the first institution in Mexico to receive the highest rating from HR Ratings as Master Servicer: HR AM1, and has a certification in Personal Data Protection from the Global Certification Bureau.

ISAE 3402 y AT-C 320

Pricewaterhouse issued clean audit reports under "Dual Reporting" of ISAE 3402 and AT-C 320, auditing standards approved by the U.S. Securities and Exchange Commission, which declares the effectiveness of the controls established in the processes, services, and technological infrastructure.

ISO 9001:2015

Quality Management Systems: application of quality management principles, including a strong customer focus, motivation and involvement of top management, a process-based approach, and continuous process improvement. This ensures that customers will consistently obtain high-quality products and services.

ISO 27001

Information Security: compliance with international standards on information security and confidentiality.

Personal Data Protection

Global Certification Bureau: in compliance with the requirements established in the Federal Law for the Protection of Personal Data in the Possession of Individuals with a total scope in the treatment of personal data.

Rating Agencies

HiTO is the first institution in Mexico to receive the highest rating from HR Ratings and Fitch Ratings for a Master Servicer. HiTO, as a master servicer of qualified financial loan assets, has demonstrated consistent strong performance in several aspects of its operations that put it above the industry average.

HiTO's high rating is based on the diversification of the Company's portfolio in sectors other than mortgages. In this sense, loan portfolios were incorporated in the consumer and agricultural segments, as well as and for the payment of individual liabilities. Likewise, the ratings taking into consideration our strong processes and systems management, as well as a corporate governance structure that support the performance of HiTO's Master Servicing functions.
